    Tamarack Land is a high growth residential finished lot development company focused on the acquisition, entitlement, and development of single-family residential lots across a national footprint. 


    Role: The Land Development Manager is responsible for overseeing and managing all aspects of finished lot development projects, from initial site evaluation through project completion. This role ensures projects are completed on time, within budget, and in compliance with local regulations and company standards. The Land Development Manager will coordinate with engineers, contractors, government agencies, and internal teams to deliver high-quality, finished lots ready for home construction. Land development managers are expected to manage projects in multiple markets which will require occasional overnight travel.


    Job responsibilities include:

    • Manage all feasibility and environment reviews to analyze project risks including potential sources of cost overruns and completion delays.

    • Create and track all aspects of project budgets and timelines.

    • Work directly with the investment team to underwrite new develop projects including construction cost estimates, municipal fees, and project timelines.

    • Review and value engineer construction drawings.

    • Assist the entitlement team in obtaining all necessary government entitlements and land use approvals.

    • Oversee and manage all site development working including grading, utility installation, road construction, off-site improvements, and all other components of the project necessary to create finished lots.

    • Oversee and manage all inspection and required municipal certifications required for homebuilders to be freely able to pull building permits.

    • Regularly review construction activity to ensure quality of work and conformance with approved construction documents.

    • Approve all project invoices and change orders.

    • Establish and maintain relationships with key trade partners, consultants, utilities, and government agencies.

    • Manage and track closeouts including as built submittals, site walks, punch list implementation, and final acceptance of development improvements by governing agencies to achieve Bond Exoneration.

    Qualifications:

    • 4+ years of relevant experience in land development, commercial real estate development, construction management, land planning, civil engineering, or related fields.

    • Experience estimating project costs and timelines.

    • Strong work ethic and commitment to meet deadlines.

    • Effective verbal and written communication skills.

    • Strong attention to detail and good organizational skills.

    • Ability to manage several projects simultaneously.

    • Proficiency with Microsoft Office, especially Excel.

    Compensation:

    Base Salary: $100-$160k depending on experience.

    Bonus: The position is eligible for an annual bonus based on individual performance.

    Equity/Profit Sharing: The position is eligible for significant upside in value creation from the business through participation in our profit-participation program.
